Short Description of the Project:

The Stewart Library Building is a brick and granite building of late Victorian style. Designed by William H. Grimshaw of Minneapolis, Minnesota, under the sponsorship of Levi M. Stewart, the building was erected in 1895 to 1896. It is listed on the National Register of Historic Places.The project will employ the applicable federal construction standards from the US Department of the Interior's Secretary of the Interior’s Standards for Rehabilitation and the Guidelines for Rehabilitating Historic Buildings.

 This project will repair and re-point exterior brick and granite masonry, repair the slate roof, flashing, gutters, and downspouts; repair entry porches; restore and refurbish original windows and entry doors; install building-wide fire protection; install a three-stop elevator and lobbies, construct a new stair tower; upgrade existing restrooms; and install the necessary mechanical and electrical upgrades.The Town will use the AIA Document A133 - 2009 as the contract for the Construction Manager as Constructor.

 

The Construction Manager as Constructor will provide pre-construction services to the owner during the design phase (Design Development and Construction Documents phases). These services include cost estimating and constructability review.

Project Overview:

2. Experience providing per-construction services as part of an Owner/Designer/Constructor collaboration.

3. Experience working in historic buildings.

4. Experience working on buildings occupied during the construction phase.

5. History of successful performance on similar projects.

6. Financial stability.

7. History of any claims against the firm in the previous 15 years.

8. List of key personnel and preferred subcontractors for the described project.

9. Typical fees for Construction Manager as Constructor services, including pre-design services.

10. References (3 minimum).

11. Potential offers of savings back to owner (%).
